Diamond Propertiece which is a major financial institution that can supply us with just about any type of distressed asset we want. Non performing notes are the easiest to get, on all types of commercial property as well as SFRs. We also have access to REOs, both SFRs and commercial. The banks do not put out lists of their assets, so we essentially place an order for exactly what we want, by location, type of property, amount to invest and condition. All we need to do is to submit a letter of intent along with a non circumvention agreement and fee agreement. The bank will do proof of funds, not us. The bank will pull a package specifically and exclusively for the investor and the investor will have a couple of days to review the package to see if he wants to move ahead. If so, he will have usually about two weeks for due diligence depending on the size of the package and will deposit a refundable 10% deposit into escrow.
